FENCE AND GATE REPAIR

Fence & Gate Repair in Dallas

North Texas clay doesn't sit still. Posts heave after a wet spring and shrink back in the August heat, and the gate that swung fine last year now drags or won't latch. Most of the time that's a repair, not a new fence, and a repair costs a fraction as much.

What I Fix

Sagging and dragging gates

Hinges, latches and drop rods

Rotted pickets and rails

Storm-damaged panels

Self-closing hinges and gate wheels

Leaning and heaved posts

Why Fences and Gates Fail in Dallas

The heat. Cedar dries out, cups and splits under a Texas summer. Pickets loosen, nails back out, and rails start to sag under their own weight.

The storms. A spring line of wind takes out a panel or two, or snaps a post at ground level where the wood is already soft.

Gates take the worst of it because of simple leverage: all that weight hangs off two or three hinges and swings several times a day.

It starts with the soil

Dallas sits on expansive clay. It swells when it's wet, shrinks when it's dry, and moves fence posts with it. A post that's heaved even half an inch throws the gate out of square, and suddenly the latch doesn't line up.

Should You Repair It or Replace It?

Repair usually makes sense when the posts are solid below ground, the damage is limited to pickets, rails or hardware, and the fence still has years of life in it. Re-hanging a gate and replacing the hardware is a same-day job.

Replacement usually makes more sense when the posts are rotted through at ground level along a whole run, the wood is gray and soft across most of the fence, or you're patching the same section for the third time. At that point, repairs stop being economical and you're just delaying the cost.

I'll tell you which one you're looking at. If the wood is going soft at the base, that's the same wood rot I repair on trim and fascia, and I'll tell you honestly what's worth saving.

Gate Repair

$120

starting price, labor

How much does gate repair cost in Dallas?

Most gate repairs run $120 to $200 for labor, such as:

  • Re-hanging a sagging or dragging gate
  • Replacing hinges or a latch
  • Re-squaring and bracing a gate that won't close

Replacing a leaning or rotted post is quoted separately, and rebuilding a gate frame is a larger job.

Send a photo of the gate and the post it hangs on, and I can usually quote without a visit.

A Recent Job: A Dragging Gate in Midway Hollow

This Midway Hollow gate had sagged until it dragged on the ground, and it took a lift and a shove to get it to latch. The fence itself was fine; the gate had simply racked out of square.

I re-squared the frame, added X cross-bracing and steel reinforcement at the post, and reset the hinges and latch. It took about an hour, and the gate now swings clear and closes with one hand.

Common Questions

How much does gate repair cost in Dallas?

Most gate repairs, such as re-hanging a sagging gate or replacing hinges or a latch, cost $120 to $200 for labor. Resetting or replacing a post is quoted separately, and rebuilding a gate frame is a larger job. Send me a few photos and I'll give you a real number before anyone comes out.

Can you fix a gate that won't latch?

Usually, yes. A gate that won't latch is almost always out of square — either the hinges have pulled, the frame has racked, or a post has moved. All three are fixable without replacing the gate.

Do you build new fences?

No. I do fence and gate repair, not new fence installation. If your fence is past saving, I'll tell you so, and you'll know before you've paid anyone to patch it.

How soon can you come out?

Call or text (972) 497-1011 and I'll tell you honestly what the schedule looks like.
