University Park was largely built out in the 1920s and 30s, and a lot of that original housing stock is still standing — along with its original wood. Painted trim, window sills, fascia boards and deep eaves that have taken eighty-odd years of Texas sun and spring storms.
That shows up as wood rot, and it usually shows up late, because paint hides it until the wood underneath has gone soft. It's the most common call we take in the Park Cities, and it's why we check what's behind a rotted board before replacing it rather than capping the damage and moving on.
The mature trees that make these streets what they are also fill the gutters every autumn. Water backing up over a clogged gutter and sitting against the fascia is how most of that rot starts — which is why we look the fascia over whenever we clear gutters here.
