Why Doors Stick in Dallas
Loose hinge screws. Years of swinging pull the top hinge away from the jamb, the door drops on the latch side, and it starts catching the threshold or the frame.
Swelling and paint build-up. Humidity swells the door, and repainted edges add thickness a little at a time until there's no clearance left.
Most of these are fixed with a strike plate adjustment, hinge shims, longer screws into the framing or a careful trim of the door edge.
It's usually the clay
Dallas clay swells through a wet spring and shrinks through August. The house moves with it, and a frame that's shifted even slightly stops lining up with its strike plate. That's why a door that was fine in March binds in September.
When a Door Needs Replacing Instead
Adjust it when the door itself is sound and the problem is alignment, hardware or sealing. That's most calls, and it's usually a single visit.
Replace it when the door is warped, coming apart or rotted at the bottom, when a hollow-core door has been punched through, or when it's the wrong door for the job. A glass-panel door on a garage entry, for example, is a security problem no adjustment fixes.

How much does door repair or replacement cost in Dallas?
Labor, by job:
- Door adjustment or repair: $120 to $300 (the top end is for taking the door off and trimming it down).
- Interior door replacement: $250 to $500, depending on pre-hung or slab and the hardware.
- Exterior door replacement: $250 to $750, depending on the frame and threshold.
Rot in exterior door frames is common in Dallas. If I find it once the old door comes out, I show you and we agree on it before I go past the quoted scope.

A Recent Job: A New Kitchen Door in Midway Hollow
A homeowner in the Midway Hollow area called ready to replace the door between her kitchen and garage. The old one had a plain glass window, which was bad for security, and it felt flimsy. With no threshold or door sweep, bugs came straight in from the garage, and the ant trap by the trash can proved it. It also swung right into the light switch and garage opener, so she had to walk around the door to turn on a light.
I recommended a solid-core steel exterior door with a proper threshold and weather sealing, and flipped the swing so the switches are easy to reach. Then I installed the new pre-hung door and sealed it with silicone inside and out.
The result is a sturdier, cleaner, bug-free entry. In her words: "I finally feel like the house is separated from the garage."
Common Questions
Why won't my door latch anymore?
Almost always because something moved. Dallas clay shifts foundations seasonally, and a frame that's gone slightly out of square stops lining the latch up with the strike plate. It's usually adjustable — the door itself is rarely the problem.
Can you fix my door, or do I need a new one?
I'll tell you before anything gets ordered. Most doors I see need an adjustment, not a replacement, and I'd rather do the small job well than sell you a big one.
Do you work on garage doors or sliding patio doors?
No to either. Overhead garage doors and their springs are specialist work, and sliding patio tracks and rollers are a different trade. I stick to hinged interior and exterior doors.
How long does a door job take?
An adjustment or a hardware swap is usually the same visit. A full exterior door replacement is typically a half day, longer if the frame, threshold or trim needs work too. Send photos and I'll tell you which one you're looking at.
